Rental Policy
Direct bookings can be made within one (1) day of desired check-in day.
Cancellation Policy
By booking with Beyond Expectations, you understand that our cancellation policy varies based on your reservation source as follows. Guest cancellations must be completed through the channel that the reservation was confirmed. For direct bookings, contact our Guest Experience Team for assistance by emailing [email protected] or call us at (865) 244-9445.
- Airbnb – Full refund for cancellations up to 30 days before check-in. If booked between 30 and 14 days before check-in, full refund for cancellations made within 48 hours of booking. After that, 50% refund up to 7 days before check-in. No refund after that.
- Booking.com – Cancellation after 30 days prior to arrival will be charged 50% cancellation fee.
- Marriott Homes & Villas – Bookings canceled at least 30 days before check-in will receive 100% refund. Bookings canceled at least 14 days before check-in will receive a 50% refund.
- Direct Booking- Bookings canceled at least 30 days before check-in will receive 100% refund. Bookings canceled at least 14 days before check-in will receive a 50% refund.
- Vrbo: Bookings canceled at least 30 days before check-in will receive 100% refund. Bookings canceled at least 14 days before check-in will receive a 50% refund.
Privacy Policy
Data Collection: Beyond Expectations will collect your name, email address, mailing address, and mobile phone number when you sign up for SMS updates. The information will be collected at the time of booking your reservation. Customer information is never shared with third parties/affiliates for marketing/promotional purposes. Customers may unsubscribe at any time via email correspondence link at the bottom of our emails. Data Usage: We use your data solely for sending updates, reminders, promotions, related to our services. Data Security: We protect your data with secure storage measures to prevent unauthorized access. Data Retention: We retain your information as long as you are subscribed to our SMS service. You may request deletion at any time. Message and Data Rates May Apply: Your mobile carrier may charge fees for sending or receiving text messages, especially if you do not have an unlimited texting or data plan. Messages are recurring, and message frequency varies. We are here to help you. Non-Sharing Clause: We do not share your data with third parties for marketing purposes. Beyond Expectations will not sell, rent, or share the collected mobile numbers.
Refund Policy
By booking with Beyond Expectations, you understand that it is our policy to require a fully executed Non-Disparagement Agreement (NDA) prior to issuing any refund of any amount for any reason. Additionally, by booking with Beyond Expectations, you understand and agree that you shall not be entitled to a refund of any amount without fully executing this NDA.
Damage Waiver
You are renting a PRIVATE HOME. Please treat the property with the respect you would like shown to your own home. We get that accidents happen – some more sober than others – and we want you to be aware of your Damage Waiver coverage should something get a little wild during your stay. In an attempt to make this easier for you, the Damage Waiver fee is included in your booking. Here’s how it works:
By booking with Beyond Expectations, you understand and accept that your booking fees include a Damage Waiver. It is the Guests’ responsibility to report damage that is caused to the Property during your stay. The vacation rental Damage Waiver is not insurance, but instead an agreement by Beyond Expectations to replace or repair unintentional damages up to $1,000.00 (one thousand dollars) in total to the rental unit’s interior. Damages that qualify for this agreement must occur during a Guest’s reservation, be disclosed to management prior to check out, and the Damage Waiver must have been paid in full prior to arrival. Any damages that either exceed $1,000.00 (one thousand dollars), are not disclosed prior to check out, or are deemed intentional, will be charged to the credit card on file for direct bookings, through the Airbnb resolution center, or through VRBO’s damage claim center. The Damage Waiver does not include theft or intentional or negligent damage and will not be covered by this fee and, the Guest will be liable for all costs associated with intentional or negligent damage. The Guest is liable for any and all costs and fees associated with the vacation rental, including reasonable collection costs and attorney’s fees that are in any way associated with the Guest’s and/or the Guest’s invitee’s breach of this agreement, including but not limited to, money owned under this agreement for damage to the premises, fees, and/or fines.

Payments
Payments can be made by credit card only.
Reservations and Deposits
All reservations require a payment to hold chosen dates.
Reservation Prices do not Include
Expenses and items not mentioned, including, but not limited to: transportation, tips for personal services, meals, insurance, telephone calls, and other items of a personal nature.
Responsibility
Tenant hereby assumes all risk of damage to any and all personal property of Landlord and Tenant, including household furniture and goods during such use and occupancy. Tenant hereby assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same.
Use
It is agreed that the Premises shall be used only for residential purposes, no animals and for no other purpose whatsoever. There will be a $300 fee charged for additional cleaning if evidence of a pet has been found. Tenant in the possession, use and occupancy of the Premises agrees to observe and comply with all restrictions, laws and ordinances affecting the Premises or occupancy thereof. Tenant further agrees that no use shall be made of the Premises, or acts done which will increase the existing rate of insurance upon the Premises, or will cause a cancelation of any insurance policy covering the Premises. Smoking is not permitted in any residence. A $300 fee will be charged for ionization, if smoking in the property is detected. Each Tenant is responsible for any and all damages made during their stay. Tenant shall be charged directly for full cost of repair, replacement, and/or cleaning needed due to Tenant damages.
