This notice discloses the Terms of Service for Beyond Expectations.

If a guest wishes to cancel the reservation, the funds will be refunded as follows: Regardless of when the booking is made, if the guest cancels their stay five days prior to the Check-In-Date, a full refund of all rent and fees will be issued. Regardless of when the booking takes place, if the guest cancels less than five days prior to the Check-In-Date, the guest understands and agrees that zero refund dollars ($0.00) shall be issued.  Additionally, Guest understands and agrees there shall be no refunds for shortened stays for any reason.  The Property Management Company may also be entitled to cancel the Guest’s stay if Rental Rules are broken during the period, with a zero-dollar ($0.00) refund to the Guest.

Direct bookings can be made up to 1 day before the desired check-in date. To protect the safety and security of our guests, all direct bookings on our site require a two-step verification process following purchase. The reservation holder will be responsible for signing a rental agreement and completing a background check.

Data Collection: Beyond Expectations will collect your name, email address, mailing address, and mobile phone number when you sign up for SMS updates. The information will be collected at the time of booking. Customer information is never shared with third parties/affiliates for marketing/promotional purposes. Customers may unsubscribe at any time via the email unsubscribe link at the bottom of our emails. Data Usage: We use your data solely for sending updates, reminders, and promotions related to our services. Message Frequency: Messages will be sent 72 hours before check-in, and 24 hours before check-out. Data Security: We protect your data with secure storage measures to prevent unauthorized access. Data Retention: We retain your information as long as you are subscribed to our SMS service. You may request deletion at any time. Message and Data Rates May Apply: Your mobile carrier may charge fees for sending or receiving text messages, especially if you do not have an unlimited texting or data plan. Messages recur, and frequency varies. Contact [email protected] to stop receiving messages. We are here to help you. Non-Sharing Clause: We do not share your data with third parties for marketing purposes. Beyond Expectations will not sell, rent, or share the collected mobile numbers.

By booking with Beyond Expectations, you understand that it is our policy to require a fully executed Non-Disparagement Agreement (NDA) prior to issuing any refund of any amount for any reason. Additionally, by booking with Beyond Expectations, you understand and agree that you shall not be entitled to a refund of any amount without fully executing this NDA.

You are renting a PRIVATE HOME. Please treat the property with the respect you would like shown to your own home. We get that accidents happen – some more sober than others – and we want you to be aware of your Damage Waiver coverage should something get a little wild during your stay. In an attempt to make this easier for you, the Damage Waiver fee is INCLUDED IN YOUR CLEANING FEE. Here’s how it works:

By booking with Beyond Expectations, you understand and accept that your booking fees include a Damage Waiver. It is the Guests’ responsibility (that’s you!) to report damage that is caused to the Property during your stay. The vacation rental Damage Waiver is not insurance; it is an agreement by Beyond Expectations to replace or repair unintentional damage to the rental unit’s interior up to $1,000.00 (one thousand dollars) in total. Damages that qualify for this agreement must occur during a Guest’s reservation, be disclosed to management prior to check-out, and the Damage Waiver must have been paid in full prior to arrival (don’t worry, it’s included in the cleaning fee!). Any damages that either exceed $1,000.00 (one thousand dollars), are not disclosed prior to check out, or are deemed intentional, will be charged to the credit card on file, through the Airbnb resolution center, or through VRBO’s damage claim center. The Damage Waiver does not include theft or intentional or negligent damage and will not be covered by this fee and the Guest will be liable for all costs associated with intentional or negligent damage. The Guest is liable for any and all costs and fees associated with the vacation rental, including reasonable collection costs and attorney’s fees that are in any way associated with the Guest’s and/or the Guest’s invitee’s breach of this agreement, including but not limited to, money owned under this agreement for damage to the premises, fees, and/or fines.

Payments can be made by Discover, American Express, Visa or Mastercard.

All reservations require a payment to hold chosen dates.

Expenses and items not mentioned, including, but not limited to: transportation, tips for personal services, meals, insurance, telephone calls, and other items of a personal nature.

Tenant hereby assumes all risk of damage to any and all personal property of Landlord and Tenant, including household furniture and goods during such use and occupancy. Tenant hereby assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same.

It is agreed that the Premises shall be used only for residential purposes, no animals, and for no other purpose whatsoever unless defined in the reservation.  There will be a $300 fee charged for additional cleaning if evidence of a pet has been found and not disclosed in the reservation. Tenant in the possession, use and occupancy of the Premises agrees to observe and comply with all restrictions, laws and ordinances affecting the Premises or occupancy thereof. Tenant further agrees that no use shall be made of the Premises, or acts done which will increase the existing rate of insurance upon the Premises, or will cause a cancelation of any insurance policy covering the Premises. Smoking is not permitted in any residence. A $300 fee will be charged for ionization, if smoking in the property is detected.  Each Tenant is responsible for any and all damages made during their stay.  Tenant shall be charged directly for full cost of repair, replacement, and/or cleaning needed due to Tenant damages.

INFORMATION COLLECTION, USE, AND SHARING

We are the sole owners of the information collected on this website. We only have access to/collect information that you voluntarily give us via email or other direct contact with you. We will not sell or rent this information to anyone.

We will use your information to respond to you regarding the reason you contacted us. We will not share your personally identifiable information with any third party outside of our organization, other than as necessary to fulfill your request, e.g. to ship an order. We may share non-personal identifying information, such as usage statistics and general demographic data, with others in the interests of this website.

We will also disclose personal information when required by law, in response to any demand by law enforcement or other government authority, or if the personal information is pertinent to a legal proceeding or court action. We may also disclose personal contact information to a property owner or insurance company in regards to a claim for damage to the property.

Unless you ask us not to, we may contact you via email in the future to tell you about specials, new products or services or changes to this privacy policy.

YOUR ACCESS TO AND CONTROL OVER INFORMATION

You may opt out of any future contact from us at any time. You can do the following at any time by contacting us via the email address on our website:

– See what data we have about you, if any.

– Change/correct any data we have about you.

– Have us delete any data we have about you.

– Express any concern you have about our use of your data.

SECURITY

We take precautions to protect your information. When you submit sensitive information via the website, your information is protected both online and offline.

Wherever we collect sensitive information (such as credit card data), that information is encrypted and transmitted to us in a secure way. You can verify this by looking for a closed lock icon at the bottom of your web browser or looking for “https” at the beginning of the address of the web page.

While we use encryption to protect sensitive information transmitted online, we also protect your information offline. Only employees who need the information to perform a specific job (for example, billing or customer service) are granted access to personally identifiable information. The computers/servers in which we store personally identifiable information are kept in a secure environment.

We use “cookies” on this site. A cookie is a piece of data stored on a site visitor’s hard drive to help us improve your access to our website and identify repeat visitors to our website.
