*Important Notice: Douglas Lake is seasonal, and water level is minimized after October. To make room for winter storms, the Tennessee Valley Authority (TVA) slowly lowers the elevation-often 25 feet from summer to winter-starting in early October. That seasonal drawdown exposes red-clay flats, reduces evaporation rates in cold weather, and resets the shoreline for next year’s rise.
*Lake Douglas is known for striped bass and crappie fishing
*Absolutely no pets!
*Hot tubs take up to 6 hours to heat up after they have been cleaned in case the water is not hot when you check in.
*We cannot do early check-ins or late check-outs from Memorial Day to New Years Day.
*All late check-outs have to be pre-approved 24 hours in advance, or a $100 fine will be charged if you stay past check-out time without permission.
*Community pool is open from Memorial Day to Labor Day.
*Directions to the pool: Turn right out of driveway onto the main road. Continue straight through the four-way intersection to the bottom of the hill. There is a sign across the road pointing to the left for the pool. Hours are 10am-8pm
*Guests must be at least 21 years old to book this listing.
Bodies of Water (Swim/Boat/Fish at Your Own Risk): Some rentals are adjacent to or provide access to oceans, sounds, rivers, creeks/streams, lakes, ponds, tidal marshes, canals, and/or docks, piers, or boat launches. There are no lifeguards. You and your guests are 100% responsible for your own water safety at all times. Hazards may include but are not limited to currents, tides/undertow, drop-offs, submerged objects/debris, slippery rocks, wakes, cold shock, changing water levels, bacteria/advisories, wildlife, and weather.
*Always Supervise children and non-swimmers; never swim alone; no diving or running on docks or bulkheads.
*Personal flotation devices (U.S. Coast Guard–approved life jackets) are strongly recommended for anyone near or on the water and are required when using any watercraft.
*No water access during storms, high water, strong currents, advisories, or after dark.
*Only use designated areas you are expressly permitted to use; do not trespass on neighboring shoreline, docks, or ramps.
*Glass containers are prohibited near the water; alcohol/drug use is strictly discouraged around water.
*Any watercraft, fishing, or recreational equipment you use (whether yours or found at the Premises) is used at your own risk and must be operated in compliance with all laws and HOA/municipal rules.
Tenant agrees that Agent and Owner are not liable for any injury, illness, property damage, or death arising from or related to water access or water activities, and Tenant assumes all risks and agrees to indemnify and hold Agent and Owner harmless for the same, except as otherwise prohibited by law. Access to water or waterfront structures may be restricted or unavailable at any time for safety or maintenance reasons without refund.
